3 High-Yield Monthly Dividend Stocks

Most stocks that pay dividends, do so on a quarterly basis. Some companies pay dividends on a semi-annual or annual schedule. But for investors looking for more frequent payouts, monthly dividend stocks may be appealing.

Even better, some monthly dividend stocks have high dividend yields above 5%. This article will analyze 3 high-yield monthly dividend stocks in greater detail.

Realty Income (O)

Realty Income is a retail real estate focused REIT that has become famous for its successful dividend growth history and monthly dividend payments.

Today, the trust owns thousands of properties. Realty Income owns retail properties that are not part of a wider retail development (such as a mall), but instead are standalone properties. This means that the properties are viable for many different tenants, including government services, healthcare services, and entertainment.

On November 3, 2025, Realty Income Corporation reported third-quarter 2025 results including revenue of $1.47 billion, exceeding consensus estimates and year-ago levels. The company posted net income of approximately $315.8 million for the quarter.

Same-store rental revenue rose 1.3% year-over-year to $1,162.3 million, and the rent recapture rate on re-leased units was 103.5% for both the quarter and the nine-month period ended September 30, 2025.

Investment activity was strong, with $200 million in U.S. wholly-owned acquisitions during Q3 (47 properties, 12.2-year weighted average term) and $623.2 million across 105 properties year-to-date (15.3-year term) in total. The company noted initial weighted average cash yields of approximately 7.3% on recent U.S. real-estate investments and around 9% on European credit investments, reflecting favorable risk-adjusted pricing.

Realty Income expects to increase its investments in international markets moving forward. It made its first deal in the UK in 2019 and plans to do more such deals in the future when it finds attractive targets.

Realty Income has increased its dividend for 28 consecutive years, making it a Dividend Aristocrat. Shares are currently yielding 5.7%.

Main Street Capital (MAIN)

Main Street Capital Corporation is a Business Development Company (BDC) that provides long-term debt and equity capital to lower middle market companies and debt capital to middle market companies. Main Street defines lower middle market companies as generally having annual revenues between $10 million and $150 million.

The company’s investments typically support management buyouts, recapitalizations, growth financings, refinancing, and acquisitions. The company has a market capitalization of $5.3 billion and generated $355 million in net investment income in 2024.

At the end of Q3 2025, Main Street had an interest in 88 lower middle-market companies (valued at $2.8 billion), 11 middle market companies ($90 million) and 86 private loan investments ($1.9 billion).

On November 6th, 2025, Main Street Capital reported third quarter 2025 results. Net investment income of $86.5 million rose 3% compared to $84.4 million in Q3 2024. The corporation generated net investment income per share of $0.97, up 1% year-over-year from $0.96 per share.

Distributable net investment income per share totaled $1.03, flat against Q3 2024. Main Street’s net asset value per share increased 3.6% since December 31st, 2024, from $31.65 to $32.78. Main Street has put together a solid record in the past decade, with a nine-year and five year net investment income per share CAGR of 7.2% and 10.3%, respectively.

MAIN announced a 2.0% dividend increase to $0.26 per share paid monthly, as well as a supplemental $0.30 dividend to be paid in December. The company pays a monthly dividend, currently sitting at $0.26 or $3.12 on an annual basis, along with supplemental dividends.

The upcoming supplemental dividend amounts to $0.30 per share to be paid in June, while the company keeps its trend of increasing the regular monthly dividend slightly every year. The supplemental dividends have been a result of generating realized gains from Main Street’s equity investments. MAIN’s regular dividend has a current yield of 7.5%.

CubeSmart (CUBE)

CubeSmart is a self-managed REIT focused primarily on the ownership, operation, management, acquisition, and development of self-storage properties in the United States. The company owns 660 self-storage properties, totaling about 48.2 million rentable square feet across the District of Columbia and 25 other states.

It also manages 863 stores for third parties. In total, CubeSmart owns and/or manages 1,523 stores nationwide and generated around $1 billion in revenues last year

On October 30th, 2025, CubeSmart reported its Q3 results for the period ending September 30th, 2025. For the quarter, revenues rose by 5.2% to $285.1 million year-over-year. Higher revenues were primarily driven by property acquisitions and newly opened developments, which helped offset softer same-store performance.

Specifically, same-store revenues declined 1.0% due to same-store occupancy falling from 90.2% to 89.0%. As a result, same-store NOI fell 1.5% year-over-year, further impacted by a 0.3% increase in same-store property operating expenses.

FFO came in at $149.0 million compared to $153.0 million last year. On a per-share basis, FFO was $0.65, down modestly from $0.67 in the prior-year period. For FY-2025, management raised their guidance once again, now expecting FFO/share between $2.56 and $2.60.

CUBE has raised its dividend annually over the past 15 years. The dividend has grown at a five-year and 10-year compound annual growth rate of 12.9% and 9.4%, respectively. CUBE currently yields 5.8%.
